Welcome to the Rustic Luxury Retreat – a private getaway designed for relaxation, connection, and comfort.

By booking directly through our website, you agree to the following Terms & Conditions, which ensure a safe, respectful, and enjoyable stay for all guests.

1. Booking & Payment

A reservation is confirmed once full payment has been received through our direct booking system. Rates include applicable taxes and standard cleaning fees. Additional services, such as early check-in, late check-out, or special requests, may incur extra charges.

2. Cancellation Policy (Direct Bookings Only)

We understand plans can change. For bookings made through this website, the following policy applies: 100% Refund if cancelled 21+ days before check-in. 50% Refund if cancelled 14–20 days before check-in. No Refund if cancelled less than 14 days before check-in. Cancellations must be submitted in writing. Refunds are processed within 5–7 business days. For third-party bookings (e.g. Airbnb, Vrbo), their cancellation policies apply.

3. Check-In / Check-Out Check-In: 4:00 PM Check-Out: 11:00 AM Late check-outs without prior approval may result in additional charges. Early check-in or late check-out is based on availability.

4. Occupancy & Guest Policy

Maximum occupancy is based on the number stated in your reservation. No unregistered guests or parties are allowed. Additional guests without prior approval may incur charges or cancellation of stay.

5. Pet Policy

Pets are allowed ONLY in the Guest House with prior written approval.

No pets allowed in the Main House. Violations will result in a $200+ cleaning fee per pet.

6. Smoking & Substance Use

No smoking indoors, including the sauna. A $250 fee applies for smoking violations.

No illegal substances or unlawful activity permitted on the premises.

7. Property Use & Behavior

Quiet hours are from 10:00 PM to 8:00 AM. Please respect our neighbors.

No parties, events, or excessive noise without written approval. Use of amenities (pool, hot tub, sauna, trampoline, firepit) is at guests’ own risk. Children must be supervised at all times.

8. Cleanliness & Trash

Please do not leave dirty dishes in the sink. Load the dishwasher before check-out.

Trash & Recycling: Use only 13-gallon drawstring kitchen bags.

Recycling is required – use the yellow-lid bin. Trash goes into the green container.

$100 fee applies for excess trash or failure to recycle properly.

EIO Waste & Recycling, 5312 PA-309, Harveys Lake, PA Open weekdays 8am–3:45pm, weekends 8am–1pm. Fee: $4 per 30-gallon bag.

9. Property Rules

No parking on the grass or lawn.

No shoes inside the homes or on the trampoline. No confetti or glitter indoors. Cover and lock the hot tub after each use.

During snow, park on the left side of the driveway for snow removal access. Fireplaces and firepits may be used responsibly – follow safety instructions provided.

10. Damages & Liability

Guests are responsible for any damage to the property, furnishings, or amenities during their stay.

All damages must be reported immediately. The host is not liable for accidents, injuries, or loss of personal belongings during your stay.

11. Safety & Emergency First Aid kits are located under each kitchen sink. In case of life-threatening emergencies, call 911.

Right to Terminate Stay:  We reserve the right to terminate a stay without refund for:

Violation of house rules

Excessive damage

Unauthorized guests or pets

Disruptive or unlawful behavior
